privatuthyrning

private letting

Letting out your own home, such as a house, a tenant-owned flat or an owned apartment, as a private person rather than as a landlord business. From 1 July 2026 a new law on private letting (privatuthyrningslagen) replaced the earlier law on letting your own home.

The new rules apply to private people and estates who let no more than two homes regularly. The rent tribunal can change the rent if it is much higher than what is usually charged for other private lettings, instead of the earlier calculation based on the home's market value. Contracts signed before 1 July 2026 still follow the old law.

A tenant-owned flat also needs the housing association's approval for subletting.
