second-hand renting
Renting a home from someone who is not the owner of the building but rents or owns it themselves, for example a tenant who sublets a rental flat or the owner of a tenant-owned flat. It is how many newcomers find their first home.
The person you rent from becomes your landlord. To sublet a rental flat they need written permission from their own landlord or from the rent tribunal. Write a contract, list the furniture and note any damage, and do not pay more than a reasonable rent or extra fees on top of it.
New rules for private letting apply to contracts signed from 1 July 2026, and the rent tribunal can change a rent that is much higher than usual.
