bostadsrätt

tenant-owned flat

The most common way to own a flat in Sweden. You do not buy the flat itself but a share in a housing cooperative (bostadsrättsförening) that owns the building, which gives you the right to live in the flat for as long as you like and to sell that right.

On top of the purchase price you pay a monthly fee (avgift) to the association for running costs, maintenance and its loans. Before buying, read the association's annual report: its finances and debts affect your fee for years.

You usually need the association's approval to sublet, and the association decides who becomes a member.
