The Sellers' Nightmare – Record-Long Sales Times

Interest rate cuts have contributed to lifting the housing market over the past year. However, increased supply has resulted in record-long selling times on the villa market.

The Sellers' Nightmare – Record-Long Sales Times

The housing site Hemnet's statistics show that villas sold in January had an average of almost 59 days on the site. Although January is traditionally the month with the longest sales times, this is now a record, notes Hemnet's analyst Erik Holmberg.

This can also be compared to the 33 days that were the average time on the market for the whole of 2024.

"The high number of villas sold in recent months is a sign that the market has picked up and that buyers and sellers have started to meet more frequently. As a result, many villas that have been on sale for a long time and were previously hard to sell are also being sold, which continues to pull up sales times now at the beginning of the year", writes Erik Holmberg in a press release.

Regionally, differences are also noticeable. The situation is worst in Västernorrland, where it took an average of 115 days according to Hemnet's statistics. The fastest, 22 days on average, was in Västmanland.
