Condominium owners who repeatedly rent out their apartments without the association's permission should be able to be evicted. This is what five representatives of the housing cooperative HSB write in a debate article in Svenska Dagbladet.
In almost every other condominium association in Stockholm, Gothenburg, and Malmö, black market rentals are taking place, and in every fifth case, the rental is done for criminal purposes, a study commissioned by HSB shows.
Although renting out a condominium without the board's permission is grounds for termination, it is, according to HSB, unusual for the owner to lose the apartment.
Condominium associations should therefore have the same strong legal support as landlords when it comes to unauthorized subletting, according to the HSB representatives. "If the fee is repeatedly withheld, the condominium has been forfeited. A corresponding regulation for repetitive unauthorized subletting would serve as a deterrent, and at the same time give boards increased scope for action," they write.
