Estate Agents: Price Increase Has Stalled

The majority of estate agents believe that house prices will remain stagnant for the rest of 2024, according to Fastighetsbyrån's Estate Agent Panel.

The supply is still record-high and activity is relatively low, says Fastighetsbyrån's CEO Johan Engström.

The spring recovery on the housing market has stalled. Fastighetsbyrån's survey "Estate Agent Panel" gives the advantage to buyers on the current housing market.

According to the estate agency, the supply on the housing market is twice as large compared to a "normal year".

It's a very divided market. Some properties are selling quickly and at higher prices, but at the same time, many are not being sold, says Johan Engström.

Increased Consumer Awareness

The reason for the large differences on the market is due to the supply and relatively low activity, but also due to increasing consumer awareness.

We see that consumers are more informed about housing association economics and similar, says Engström.

59 per cent of estate agents on the panel believe that prices for apartments will remain stagnant for the rest of the year. 33 per cent believe that prices will increase and 8 per cent believe that prices will decrease. Even when it comes to houses, 52 per cent of estate agents believe that prices will remain stagnant.

"Hinders Mobility"

In Stockholm, the situation looks slightly different. More lean towards price increases for apartments (45 per cent) even though most believe that prices will remain stagnant (48 per cent).

Even though it's been a positive spring in Stockholm with more deals and higher prices, we still see a record-high supply. I believe we'll get a slightly unstable second half of the year in terms of prices.

Who loses out from this?

It hinders mobility overall. There are many who want to change their housing situation, and now it's taking longer to make that change for many.

The Estate Agent Panel is a web survey that is regularly sent to Fastighetsbyrån's approximately 1,100 estate agents around the country. The latest survey was conducted between 10-17 June 2024, and a total of 378 people responded. The answers are broken down into segments: Greater Stockholm, Greater Gothenburg, Greater Malmö, larger town, medium-sized town, and small town.
