Rushing energy prices in connection with the outbreak of the Ukraine war became a shocking wake-up call for many homeowners. Even though prices have now come down significantly since the absolute peak, it is a continued important factor in home purchases, according to Swedish real estate statistics, which have made a review of prices over the past few years.
Villas belonging to the very best energy classes have fared best in terms of prices, the figures show.
"From the price peak in March 2022 to now, villas with the best energy class have decreased by seven percent (in price) while those with the worst energy class have decreased by 12 percent," writes Swedish real estate statistics in a press release.
Houses within what is considered the best energy classes, i.e. A and B, currently get on average 40 percent above the tax value at sale. This is while houses with the worst energy class (F and G) get on average 30 percent above the tax value. Based on today's average prices on the villa market, this means a price difference of 0.5 million kronor, writes Swedish real estate statistics.
