A Simple Fix Can Increase the Value of Your Home

Expectations of further interest rate cuts are believed to lead to more housing transactions going forward. The summer holiday can be a good opportunity to fix things in the home that increase the value and make it more saleable. It makes an enormous difference, says Johan Nordenfelt at Erik Olsson Real Estate Agency.

Expectations of more interest rate cuts are believed to lead to more housing deals ahead. The summer holiday can be a good opportunity to fix things in the home that increase its value and make it more saleable.

It makes an enormous difference, says Johan Nordenfelt at Erik Olsson Real Estate Agency.

The Swedish Central Bank has signaled that there may be three more interest rate cuts this year. This is expected to lead to lower mortgage rates and increased activity on the housing market.

But the supply will increase more than the demand, and then it's a matter of making your home attractive, so that it can compete, says Johan Nordenfelt, information manager at Erik Olsson Real Estate Agency.

Susanne Van Hollebeke, who runs the styling company Moodhouse, also says that they have many bookings ahead.

We have full order books now until autumn, so you can see that expectations of the interest rate situation are quite high.

Minor Renovations

Even simple and less expensive renovations can increase the value of the home and make it more saleable.

For example, replacing kitchen countertops, handles, and kitchen fixtures. It's quick and costs almost nothing, says Johan Nordenfelt.

On the other hand, he does not recommend a total renovation of the kitchen and bathroom before selling.

A kitchen or bathroom is very expensive and takes a long time to replace. And it's questionable whether you'll get back the investment when you sell.

When it comes to styling, the lighting in the home is important, says Susanne Van Hollebeke.

There should also be textiles, such as carpets and curtains. But you shouldn't have too many things and furniture out.

The mistake many make is that they go and buy too many small things. Often you have things at home already that you can arrange in a different way, she says.

Engaged Real Estate Agent

But of course, it's also important to find a good and engaged real estate agent who knows the area where you live, points out Johan Nordenfelt.

So how do you know if the agent is good?

Ask the agent to explain their sales process. What target group is likely to buy the home and how the agent will reach that group. You have to ask questions.
