Condominium (bostadsrätt)

The condominium association cannot enter or let in any craftsman without your permission. The main rule for entering an apartment without permission is trespassing (4 chap. 6§ in the Penal Code). However the board has always the right to enter the apartment if work or supervision is necessary (7 chap. 13§ Condominium Act).

As a rule, the apartment owner is informed beforehand and can either be present during the visit or leave the key with the board before entry. However, the craftsman or board cannot do anything else in the apartment other than the agreed-upon work. If they, for example, read documents or look in the closet, it can be reported as trespassing to the police. [1]

Rental Apartment (hyresrätt)

The landlord or any craftsman cannot enter your apartment without permission. Sometimes, the landlord leaves a note about maintenance and if you don't protest, they enter with the master key. However, this is not allowed; they must have your permission first. If the landlord or craftsman enters your apartment without your permission, it is a criminal offense and can be reported to the police. [2] You can do the following if the landlord enters without permission:

  • Talk to the landlord and explain that it's a criminal offense
  • Report the incident to the police if it happens again or for the first time
  • Contact the Rent Tribunal (Hyresnämnden) to change the rental terms

It can feel uncomfortable to let unknown people into your home, so if you feel unsure, plan to be present during the visit.
