Strong villa market in February - this is where it's going best

The prices of villas increased by 0.6 percent in February, while the prices of apartments decreased by 0.4 percent, according to the latest measurement from Swedish Real Estate Statistics.

According to the measurement, prices of apartments have increased by 4.9 percent on an annual basis, and villa prices are up 3.1 percent.

The strongest villa market in February is noted in Greater Gothenburg, where villa prices increased by nearly 2 percent. In Greater Stockholm, the increase was 0.5 percent, while villa prices in Greater Malmö were almost unchanged.

For apartments, a price drop of 1 percent is noted in Greater Gothenburg, and in Greater Malmö, minus 0.7 percent. In Greater Stockholm, prices remained steady.

Unstable market

"When it comes to the central areas, the price change is unstable. From an increase of 1.2 percent in central Stockholm to a decrease of 1.1 percent in central Gothenburg and central Malmö in between," says Hans Flink, business development manager at Svensk Mäklarstatistik in a press release.

Erik Wikander, deputy CEO of Svensk Fastighetsförmedling, says in a comment that the housing market is now normalized.

"The start of the year in January and February shows a strong increase in the number of transactions compared to the previous year for all types of housing, we are now at a fully normalized pace in the housing market as a whole. We expect the apartment market to gradually increase more in volume than the villa market going forward," says Erik Wikander in a written comment.

A brightening

The number of sold villas continues to be at a record level for the third month in a row. In February, 4,200 villas were sold, which corresponds to an increase of 13 percent compared to the same month last year. The number of sold apartments also increased, but only by 3 percent.

"The fact that villa prices went up across the country clearly shows a brighter housing market. It was last in July 2024 that we saw a price increase for villas across the country. The number of sold villas has also increased compared to last year, which is also a positive development," says Erik Eriksson, deputy CEO of Skandiamäklarna in a comment.

Prices of apartments have decreased by 0.4 percent in one month, seen across the country, and by 2.3 percent over three months. On a yearly basis, prices have increased by 4.9 percent on average.

For villas, the corresponding development is plus 0.6 percent in one month, minus 0.8 percent over three months, but plus 5.9 percent in one year.
