House prices fell in November

Housing prices fell back in November but rose slightly in seasonally adjusted figures, SBAB Booli's monthly survey shows. At the same time, the low number of sales is worrying. "However, the sales figures for both apartments and villas do not look as cheerful. It remains to be seen what this means for the continued price development," says SBAB's chief economist Robert Boije in a press release.

Housing prices took an even bigger leap in November from the peak prices in 2022. However, the figures show a positive trend, notes SBAB's Chief Economist Robert Boije. Excluding seasonal and other temporary effects, prices rose slightly.

"House prices fell back in November as they usually do at this time of year. But the underlying trend development looks more positive," says Robert Boije, chief economist at SBAB.

Above all, apartment prices took a step back and were down 0.9 percent. The decline was greatest in northern Sweden, while Greater Gothenburg and southern Sweden saw a slight price increase. Villa prices fell in almost the entire country and were down 0.3 percent on average. However, villa prices in Stormalmö went against the trend, rising 0.1 percent instead.

“Villa prices fell broadly in November, as they usually do at this time of year,” says Robert Boije.

The number of villas and apartments sold has increased significantly over the past year. However, the number of sales fell significantly in November.

In November, housing prices were 11 percent below the peak prices in spring 2022. This is an increase from October's figures, where the difference was only 8 percent.
