Trump's Impact on Swedish Housing Market Trends

Housing prices have in principle slowed down in the last year. And psychology rather than wallet is now the driving force, says Oskar Öholm, CEO of Mäklarsamfundet. Geopolitics is just as important at the kitchen table when you're thinking about your home purchase as interest rates and tax policy, he says.

In June, small changes were noticed on the housing market, show new figures from Swedish brokerage statistics. While the price of condominiums in the country fell 0,6 percent, the increase in the villa market continued to rise just as much.

It is indeed the fourth month in a row with an increase for villas, but notable is that in a year, this means that prices are unchanged and for condominiums, it is about a modest increase of 0,2 percent.

More slowly

Oskar Öholm points out that there are indeed buyers, but they now act more slowly and are also sensitive to various external signals.

Normally, speculators wonder what happens around the central bank building and the parliament building, but now also what happens in the White House and what morning mood Trump is in, he says.

The President's recurring tariff games have come to characterize the world economy during the first part of 2025, and this has a certain significance also for the housing market. The great uncertainty affects the market, notes Oskar Öholm.

The signals we get are that many deals are being made. It's not standing still in any way, but above all, buyers are very cautious and it takes longer to make deals. There is rightly a large supply. It does not create the situation that "I must buy, otherwise I will miss this opportunity".

Some significance

Recently, the Swedish Central Bank announced that it will lower the interest rate to 2,0 percent. Marcus Svanberg, CEO of Länsförsäkringar, believes that this may have some significance.

"The Swedish Central Bank's latest interest rate cut now gives some air under the wings and contributes to more people daring to take the step to move. At the same time, the tensions in the outside world remain in the other scale and risk affecting the development going forward", he writes in a comment.

Oskar Öholm believes, on the other hand, that the waiting situation can persist when autumn comes and the housing market traditionally takes off.

Among our members, there is probably no one who expects any great drama, either up or down, unless something very unexpected happens, he says.
