Swedish House Prices Fell Sharply in October as Apartment Prices Rose

Villa prices fell unusually sharply in October while apartment prices rose, according to figures from SBAB and housing website Booli.

During October, prices for both apartments and villas tend to fall. This year, villas saw an unusually large drop. Housing prices in Sweden fell by 1.5 percent overall in October compared with September. Villa prices fell in all six regions, down 2.4 percent overall.

“There was a sharp drop in house prices in October, you could say. After performing strongly compared with apartments earlier this year, apartment prices are now holding up better than house prices,” says Robert Boije, chief economist at SBAB, in a press release.

Apartment prices rose by 0.3 percent.

“Apartment prices performed unusually strongly in October. They are now just over 4 percent below their peak in spring 2022. In Greater Stockholm, the price drop following the inflation and interest rate shock in 2022 has now been almost entirely reversed,” Boije continues.
