Small Home Price Increases Amid Large Selection and Uncertainty

Large supply and geopolitical uncertainty made house prices barely move upwards in May. Villa prices rose a bit more clearly, shows monthly figures from Swedish Real Estate Statistics. A rate cut by the Swedish Central Bank can get better pace on the price development, according to Oskar Öholm, CEO of the Real Estate Agents Association.

Nearly measurable plus 0.1 percent was the increase in apartment prices in May compared to April. For villa prices, it was a bit more, plus 0.5 percent, writes Swedish Real Estate Statistics in a press release.

Compared to the price level a year earlier, it means an increase of 1.3 percent for apartments and 0.4 percent for villas.

Large selection and geopolitical uncertainty

The number of sold villas in May increased by 5 percent, while the number of apartments sold in May decreased by 8 percent compared to May last year, according to industry figures.

”The May figures show a continued cautious increase, but the market is currently more characterized by psychology than fundamentals. In a situation with geopolitical anxiety and a large selection, uncertainty weighs heavily,” says Oskar Öholm, CEO of the Real Estate Association, in a press release.

”If the Swedish Central Bank lowers in June, it could be the starting gun for a more active summer,” he adds.

According to Per-Arne Sandegren, head of analysis at Swedish Real Estate Statistics, the price pressure is different in different parts of the country.

In both Greater Stockholm and central Stockholm, prices were almost unchanged in May. But in Greater Gothenburg, the increase was up by 1 percent, and in the central areas, the increase was 0.5 percent.

”A varied picture”

In both central Malmö and the metropolitan area, prices increased by just over 1 percent.

The price increases in the year-to-date vary from lowest in the Gothenburg area at just over 1 percent to just over plus 4 percent in Greater Malmö.

”The metropolitan areas and the central areas show a varied picture,” writes Sandegren.

The average price of a villa rose to 4.3 million kronor in May. In Greater Stockholm, the average price is 7.6 million, while it is 5.6 million and 5.4 million in Greater Gothenburg and Greater Malmö respectively.
