Record Villa Sales in Sweden for July Amidst Marginal Price Changes

In July, the price of apartments fell at the same time as villa prices increased, but the changes are marginal. What stands out is that an unusually large number of villas were sold, according to Hans Flink, business development manager at Swedish Broker Statistics. It was an ”all time high” for a July month, he says.

The price of villas in Sweden increased by 0.4 percent while the price of apartments decreased by 1.5 percent. This is shown by the latest month's measurement from Swedish Broker Statistics.

When it comes to apartments, Greater Stockholm stands out with the largest price decrease of 2.9 percent, which can be compared to central Gothenburg where prices increased by 0.7 percent. Even in Greater Malmö, prices increased by 0.5 percent.

Recurring effect

On the whole, we do not see any major differences. It is a safe housing market where buyers and sellers know what to expect, says Flink.

The price drop in Stockholm is due to a recurring "summer effect" according to him.

Normally, the inner city accounts for almost 30 percent of all apartments sold in the county, but in July, the share was down to 20 percent. When such a large part of the housing with the country's highest prices "disappears", the average prices decrease.

On an annual basis, the prices are almost unchanged: the price has decreased by 0.3 percent for villas and 0.1 percent for apartments.

We have recovered some of the price drop that began in the second quarter of 2022. What we see right now is that prices are almost unchanged and you can't really talk about any decline. The housing market is incredibly stable where prices move sideways.

Moving needs were suppressed

What stands out is that around 4,200 villas were sold in Sweden during July, which is a record number for a July month, according to Flink.

If we look at the period from January to July, only more villas have been sold during the pandemic year 2021. It's a bit surprising, says Flink, who thinks it's due to a delayed demand.

When energy prices soared in 2022 at the same time as inflation was high, the villas took a huge hit. The fact that villa sales have been so high for almost a year now is because the pent-up moving needs have begun to materialize in deals.
