Larger housing price increases in central parts of major cities

Overall, prices for tenant-owned apartments rose by 0.8 percent in April 2026 compared to the previous month, according to monthly figures from Swedish Real Estate Statistics.

The price increase is particularly pronounced in the central parts of the three major cities, where it was between 1.5 and 1.9 percent. Even over a year, prices in central Malmö, Gothenburg and Stockholm have risen significantly more than the rest of the country, with Stockholm seeing the largest increase, 7.4 percent, compared to the national average of 4.1 percent.

And it's the larger apartments that are selling the most.

"Since 2022, three-bedroom apartments in central Stockholm have increased more than twice as much as one-bedroom apartments in terms of price per square metre," says Oskar Öholm, CEO of Mäklarsamfundet, in a press release.

The price increase for villas has been more modest, up 1.5 percent over one year.
