Upward trend in the housing market, but no major rise

Housing prices rose in January, but there was no major rise. There was no surge, says Robert Boije, chief economist at SBAB.

Housing prices usually rise in January. This was also the case this year, according to SBAB's monthly Housing Market Temps indicator, which is reported together with housing website Booli.

In the country as a whole, prices rose by 1.2 percent, 1.6 percent for condominiums and 1.0 percent for villas.

However, adjusted for various seasonal effects, prices remained stable.

"Prices are rising much as they usually do in January, but the upward trend has slowed down," says Robert Boije.

"For those who expected the housing market to get off to a good start, it didn't happen by rocket speed."

In Greater Stockholm, apartment prices rose by 2.3 percent and single-family house prices rose by 2.9 percent in January. In Greater Gothenburg, apartment prices fell by 2.1 percent while house prices rose by 3.4 percent, and in Greater Malmö, apartments fell by 0.1 percent while single-family houses rose by 0.6 percent.

Including January's figures, housing prices are now approximately 11 percent below the highest prices from spring 2022, according to SBAB.
