Record-breaking Rent Negotiation – Second Year in a Row

The rent negotiations get a record-early start this year as well, as Fastighetsägarna GFR has called for negotiations for 2026 on Monday, reports Fastighetstidningen. The Tenants' Association says it is both irresponsible and disrespectful to initiate negotiations already now.

It can be compared to the negotiation for 2025, which was also record-early – but then in June 2024. The new negotiation concerns several locations in Western Sweden and Småland, specifically Vårgårda, Ulricehamn, Nybro, Partille, and Lerum.

If we are to avoid retroactive rent increases, we must initiate the negotiations now, says Rikard Ljunggren, CEO of Fastighetsägarna GFR, to the newspaper.

The chairman of the Tenants' Association, Marie Linder, believes that Fastighetsägarna GFR's decision is "irresponsible towards tenants and disrespectful towards the agreement we have".

"There is no basis for negotiation yet. Until we can have a serious negotiation, our message is clear. Zero percent", she says in a press release.

According to a national agreement between the parties, the negotiation, unless otherwise decided locally, should be based on jointly produced figures on, for example, management costs.

Fastighetsägarna GFR has not yet presented any proposals for rent increases. This is due to last year's proposal of a 15 percent increase, which, according to Rikard Ljunggren, "did not really benefit the negotiating climate".
