Forest Land Prices Surge 5.7% in Sweden's First Half of the Year

Prices for forest land have risen by an average of 5.7 percent in Sweden during the first half of the year. An extra strong development is accounted for by southern Sweden.

After a previous decline, prices have turned upwards in the southern parts of the country, measured in the measure forest cubic meters. The development has spread to central and northern Sweden on the open market.

"This suggests that the market is recovering throughout Sweden, even if southern Sweden is leading the development," says Markus Helin, real estate brokerage market area manager at Ludvig & Co Real Estate Brokerage & Forest, in a press release.

It is the company that has produced the figures.

Interest in forest investments is increasing among both larger players and private individuals. Falling interest rates are cited as a reason for the increased interest, and also the timber prices are very high.

Despite the positive situation, there are clouds of worry. Uncertainty in the surrounding world, international conflicts, and questions about ownership and use rights can make speculators cautious in their economic decisions, according to the company.

In southern Sweden, historically high average prices are seen during the first half of the year.

The average price of 918 kr per forest cubic meter gives an increase of 8.9 percent compared to 2024.

In central Sweden, the market is stable. The figures show an increase of 3.9 percent to 546 kr per forest cubic meter.

In northern Sweden, a cautious recovery of the price development is seen. The average price increases by 2.6 percent to 339 kr per forest cubic meter, compared to 2024.
