LF Real Estate Brokerage has processed statistics from Swedish Brokerage Statistics and found that the money for a vacation home goes the farthest in Örebro County. The average price for a summer house in the county is now 1.2 million kronor or 21,000 kronor per square meter.
It is a county that is located a good distance from the coast and that contributes to the price picture. It is a county where there are quite a few vacation homes that are reasonably priced, says Marcus Svanberg, who is the CEO of LF Real Estate Brokerage.
Two hours
Örebro's vacation homes could, however, attract several potential buyers since it is located near several populated areas.
If you think about Stockholmers who usually have a limit that they do not want to travel more than two to three hours to their vacation home, then Örebro works well, says Marcus Svanberg.
Other counties that also offer affordable vacation homes are Norrbotten with an average price of 1.3 million kronor and Västernorrland, which averages 1.4 million. But within those counties, there can be large price variations.
It is cheap there, but there are big differences if you look along the coast or inland.
Skip the water
The least vacation home for the money is found in Stockholm County. The average price there is 3.5 million kronor or 54,000 kronor per square meter. Gotland's average price is 3.2 million, followed by Västra Götaland and Jämtland, with the price-driving Åre, which averages 2.9 million.
But for those who promptly want a vacation home in any of these counties, there may still be an opportunity to find something a little cheaper.
If you can think of living a little further away from the coast or maybe completely give up the idea of a coast and water, the prices usually go down, says Marcus Svanberg.
The statistics have been obtained from Swedish Brokerage Statistics and processed by Länsförsäkringar Real Estate Brokerage. The figures are based on transfers of vacation homes in Sweden on a twelve-month basis as of May 30, 2025.

1. Where? How far can you think of having to a vacation home. Is there any region within that distance where prices can fit your budget?
2. What can it cost? Think about how much you are willing to spend on a vacation home. Make a budget and also calculate the monthly fee for electricity, water, garbage collection, and road maintenance. Also, budget for maintenance and repairs.
3. When will you be there? Will you only use the house in the summer or do you want to be there in the winter as well. If the house is not winter-proof, you can investigate whether it is possible to adapt the cottage for colder weather.
4. Can it be a villa? If you are considering buying in a smaller town, a villa can be just as expensive, or cheap, as buying a summer cottage.
5. Can it be located inland? Cottages inland often have a lower price level but can still offer bathing and beach life by a lake.
